Inicjatywa Budowlana Sp. z o.o. (a Dachland subsidiary) – General Contractor of the Focus Hotel in Olsztyn

We are pleased to announce that Inicjatywa Budowlana Sp. z o.o., a special-purpose entity created by Dachland, has become the general contractor of one of the most anticipated construction projects in Olsztyn. On the site of the former Business Center, at the intersection of 1 Maja and Partyzantów streets, a 4-star Focus hotel will be built – the first property of this brand in the capital of Warmia and Masuria.

The building, which had remained vacant for years, will be revitalized into a luxury hotel with 79 rooms and suites. The redevelopment includes not only adapting the existing office spaces for hotel use but also a complete modernization of the interiors and transformation of the building in accordance with hotel function requirements.

Functional Layout and Guest Spaces

The hotel’s total usable area is approximately 5,500 m², covering both accommodation and an extensive service and leisure area for future guests. The functional layout includes:

  • 79 comfortable rooms and suites: Spacious, modern interiors tailored to the needs of both tourists and business travelers. Rooms will be distributed across several floors, including executive suites with views of the city’s historic center.
  • Lobby and reception area: A spacious lobby of approximately 300 m², designed as a modern and elegant space that will serve as the heart of the hotel. It will also feature a comfortable lounge area for guests and a space for business meetings.
  • Restaurant and bar: On the ground floor, a 250 m² restaurant will offer high-quality cuisine inspired by regional culinary traditions to both hotel guests and Olsztyn residents. A designated bar area will also be available, ideal for evening social gatherings.
  • Conference rooms: The hotel will offer a modern conference facility with a total area of 50 m². The rooms will be equipped with the latest multimedia equipment, ensuring comfort and functionality for business events, trainings, and conferences.

Additional and Technical Areas

In addition to guest areas, the building has been designed to meet all modern technical requirements and provide appropriate functionality for hotel staff:

  • Underground garage: Beneath the building will be a 600 m² underground garage with 25 parking spaces and the region’s first car lift. This will allow hotel guests to park conveniently – a key advantage in Olsztyn’s city center.
  • Technical and staff facilities: The project also includes 400 m² of technical space, including a kitchen area, storage rooms, laundry facilities, and staff rooms. All of these areas have been designed to meet the highest standards of hygiene and ergonomics.

Investment Process and Project Timeline

The construction work, which has already begun, involves a comprehensive interior modernization. The entire redevelopment process will respect the building’s original structure and surrounding architecture.

The project is scheduled for completion in the fourth quarter of 2025, and the opening of the Focus Hotel in Olsztyn will mark a milestone in the development of the city’s hospitality and tourism infrastructure. The hotel will enhance Olsztyn’s accommodation offerings, attracting both tourists and business clients.
